On February 28, 2022, Ms. Ruiz spoke at the Condo Rights Workshop in Sunny Isles Beach, Florida, titled, “What’s Hot, What’s Not – Legislative and Regulatory Developments Affecting Owners and Tenants.” The workshop was hosted by Sunny Isles Beach Mayor, Dana Goldman.
Ms. Ruiz was joined by Bay Harbor Islands Commissioner, Robert Yaffe.
The panel discussed new and proposed municipal, State, and Federal legislative and regulatory developments affecting condominium recertifications, inspections, mortgage insurance, and rentals.
Specifically, Ms. Ruiz updated participants on the legislative progress of Senate Bill 1702, which would require condominium associations to comply with new inspection procedures. We cover SB 1702 and other legislative bills affecting condominiums here. Ms. Ruiz also discussed proposed municipal and county ordinances pertaining to rent increases and public access to certain condominium records in Miami-Dade. In fact, discussion was had regarding Mayor Goldman’s introducing a similar public records ordinance in Sunny Isles Beach, which ultimately did not pass. Finally, the panel also discussed the Miami-Dade County Board of Rules and Appeals certification and appeals process concerning findings by building officials.
