How to Check Your Building’s 40 Year Recertification History
Miami-Dade County and Broward County are the only two counties in Florida that currently require buildings 40 years and older to undergo a recertification process.
For Miami-Dade County, use this online tool to search recertification cases. If the case has been referred to the Unsafe Structures Section for enforcement, the system provides a link to that information as well.
Broward County does not maintain an online search tool; however concerned residents can submit this public records request form to view building records.
How to Check for Building Violations and Permits
For unincorporated areas of Miami-Dade County, like Kendall, use the Miami-Dade County regulation cases online tool to find information on permits, unsafe structures, and building code violations.
For unincorporated areas of Broward County, like Franklin Park, use the Broward County permit search engine to look up your property’s permit history. If you want to find information on inspections and building code violations, you will have to submit a public records request.
Many municipalities in Miami-Dade County and Broward County maintain their own online portals.
